The same applies for custom homes, too! Not supported and not encouraged, but can still be done.

Lots of people sideload games and have no issue but, if you ever run into any problems with games loading or anything, support won't be able to help.

All games/apps are connected to the account, so factory resetting the headset would wipe everything off for you and let the new owner start fresh. And, unfortunately, deleting your account will indeed delete all the games you have, too.
